Do not sell your house, and do not hire an agent until you read this book. It will show you how to save and protect thousands of dollars. It is written specifically for home owners in an aggressive seller's market where there is tight inventory and high demand from buyers. IMPORTANT NOTE: This book references the real estate laws used in Colorado. However, you will be able to modify apply the principles of negotiation, leverage, and contract review to work with your own state's laws and customs within the United States. Most sellers in this market needlessly spend thousands more dollars in commissions than they should, regardless of what kind of agent and brokerage they hire. They don't know how to negotiate their fees. They also don't know the many hidden ways they lose or risk money in the listing agreement, the contract with the buyer, their choice of title company, and in other areas. This book reveals information which some agents, lenders, title companies, and buyers will not want you to have, because it will make you FORMIDABLE. This book offers you STEP-BY-STEP instructions for applying leverage in order to save and protect THOUSANDS OF DOLLARS you would have otherwise lost without this knowledge. If you don't know the answer to the questions below, please get this book. Don't be like ordinary sellers. Take control and keep more money. Do you know that you can negotiate how much commission you pay your agent, and that even a decrease of a fraction of a percentage can equate to thousands of dollars? Do you know how to choose the right agent, brokerage, or sales model (traditional vs. flat fee / individual vs. team) for you? And do you know which ones will be most likely to reduce their commission while still providing quality service? Do you know how much money you'll end up with after you close your sale? Do you know all the fees involved? Do you know that the way your agent receives incoming offers and how they present them to you can directly affect how much the buyers offer you? Do you know which dates and deadlines in the contract give the buyer power over you, and how to protect yourself from being manipulated through their use? Do you know how to tell if a buyer will behave well or not during a transaction, before even accepting their offer? Do you know that buyers have a lot more power built into the contract than sellers? Do you know how to take some of that power back? Do you know how to fire your agent? Do you know how they can fire you as the client? Do you know why using a friend or family member as your agent could be a terrible decision? Do you know that you can choose someone else instead, and make your friend/relative happy that you did so? Do you know the hidden way your agent makes thousands of dollars if the buyer walks out on you...and how to keep that money for yourself? Do you know the most powerful negotiating technique that a buyer can use against you to force your hand and make you lose even more money? Do you know that you can use this leverage against them too? Do you know why cash offers are often the worst offer on the table? Do you know how to evaluate a buyer's commitment to the sale, before you accept their offer? On the day of closing, should you and the buyer sign papers together, or separately? How does this decision affect your ability to keep more money? Do you know that the title company your agent recommends to you might put the entire transaction at risk? Should you inspect your own property before putting it up for sale? Which repairs should you make ahead of time? Do you know how to negotiate when the buyer demands money or repairs, or threatens to terminate the contract? Do you know how to evaluate your buyer's lender before you accept their offer? Does "becoming friends" with your agent reduce your power, and your profit? If an agent-friend in another territory referred an agent to you, why might you want to go with someone else instead?

Housing is increasingly unaffordable in many parts of the UK, with prices and rents rising much faster than earnings because, over many decades, far too few homes have been built. Since the 2008 financial crisis, the homes shortage has become more acute – sending housing affordability to the top of the political agenda. Combining analysis with reportage, Home Truths draws on extensive interviews with cabinet ministers, civil servants, planning officials, leading property executives and priced-out homebuyers from across the country. Informed by deep economic research and political access at the highest level, the book is a no-holds-barred critique of the UK’s chronic housing shortage, concluding with eye-catching policy proposals of direct relevance to both Parliament and regional and national government.

#1 NATIONAL BESTSELLER! Justice Anthony Kennedy slipped out of the Supreme Court building on June 27, 2018, and traveled incognito to the White House to inform President Donald Trump that he was retiring, setting in motion a political process that his successor, Brett Kavanaugh, would denounce three months later as a “national disgrace” and a “circus.” Justice on Trial, the definitive insider’s account of Kavanaugh’s appointment to the Supreme Court, is based on extraordinary access to more than one hundred key figures—including the president, justices, and senators—in that ferocious political drama. The Trump presidency opened with the appointment of Neil Gorsuch to succeed the late Antonin Scalia on the Supreme Court. But the following year, when Trump drew from the same list of candidates for his nomination of Brett Kavanaugh, the justice being replaced was the swing vote on abortion, and all hell broke loose. The judicial confirmation process, on the point of breakdown for thirty years, now proved utterly dysfunctional. Unverified accusations of sexual assault became weapons in a ruthless campaign of personal destruction, culminating in the melodramatic hearings in which Kavanaugh’s impassioned defense resuscitated a nomination that seemed beyond saving. The Supreme Court has become the arbiter of our nation’s most vexing and divisive disputes. With the stakes of each vacancy incalculably high, the incentive to destroy a nominee is nearly irresistible. The next time a nomination promises to change the balance of the Court, Hemingway and Severino warn, the confirmation fight will be even uglier than Kavanaugh’s. A good person might accept that nomination in the naïve belief that what happened to Kavanaugh won’t happen to him because he is a good person. But it can happen, it does happen, and it just happened. The question is whether America will let it happen again.

Published and updated annually, Russia and Eurasia deals with the twelve independent republics that became members of the Commonwealth of Independent States following the collapse of the Soviet Union in December 1992. The text focuses strongly on recent economic and political developments with shorter sections dealing with foreign policy, the military, religion, education, and specific cultural elements that help to define each republic and differentiate one from the other. Approximately one-third of the book is devoted to Russia, but also includes sections on Ukraine, Belarus, Moldova, Armenia, Azerbaijan, Georgia, Kazakhstan, Kyrgyzstan, Tajikistan, Turkmenistan, and Uzbekistan. How the Commonwealth of Independent States came into being and how it has evolved since 1992 is also discussed. The combination of factual accuracy and up-to-date detail along with its informed projections make this an outstanding resource for researchers, practitioners in international development, media professionals, government officials, potential investors and students.

His Struggle Hitler In Landsberg Prison 1924

Author : Roger Moorhouse
ISBN : 1981091513
Genre : Biography & Autobiography
File Size : 64.61 MB
Format : PDF, ePub

On the 1st of April, 1924, Adolf Hitler was sentenced to five in years in prison. In 1923 Hitler had hijacked a political meeting in one of Bavaria's beer halls, firing a pistol shot into the ceiling and declaring that "The National Revolution has begun!" Leading his rag-tag band of followers into the heart of Munich, Hitler was finally stopped by a volley of fire from the Bavarian police, next to the elegant Feldherrnhalle. Sixteen of Hitler's acolytes were killed that day, whilst others were injured, arrested and scattered as fugitives. Hitler, his arm dislocated in the resulting mêlée, fled to rural Bavaria, where he was picked up by the police two days later. Hitler's 'National Revolution' had been crushed and his political stock had plummeted. Even the grandees of his own party swiftly sought to dissociate themselves from his rash, revolutionary ambitions. Isolated and depressed, Hitler spent much of his incarceration dictating his autobiography - 'Mein Kampf'. But when his trial came around it soon became apparent he could use the publicity as a platform to rally support for his cause. And soon his embittered paranoia was transformed into a new determination and confidence. 'His Struggle' is the story of how Hitler's incarceration in Landsberg prison helped shape his political views, and eventually laid the foundations for the strong support system which led to his victory as leader of the Nazi party. Roger Moorhouse is a best-selling historian. A specialist in modern German history, he is author of 'The Devils' Alliance', 'The Wolf's Lair', 'Killing Hitler' and 'Berlin at War'. He has also been a regular contributor to both the 'BBC History Magazine' and 'History Today' for over a decade. Praise for Roger Moorhouse: 'Roger Moorhouse has built a formidable and justified reputation as one of our leading authorities on all aspects of the Third Reich. In addition to his sound scholarship and original thinking his writing is clear and wonderfully accessible. The Wolf's Lair shows him at the height of his powers' (Nigel Jones, Author of 'Countdown to Valkyrie'; 'Hitler's Heralds and The War Walk) 'As a leading historian of modern Germany, Moorhouse has chronicled a largely unknown story with scholarship, narrative verve and an awful, harrowing immediacy.' (Sunday Telegraph) 'Moorhouse's meticulous and painstaking research is matched by his narrative verve, wide-ranging sympathy and eye for the telling detail.' (The Independent)
